The detail

How full renovation jobs actually run

Who this is for

Mostly people who have just got the keys to an older house and found decades of wallpaper, painted-over tiles, and plaster that sounds hollow when you knock it. Also landlords turning round a property between tenants, and homeowners who would rather do the whole house properly in one go than a room a year.

If it's one tired bedroom, our interior decorating service is the better fit. This is for when the walls themselves need work before any colour goes on.

Stripping back

The first stage is getting to something sound. Old paper comes off, kitchen and bathroom tiles come off, and we sound every wall to find where the plaster has lost its grip. Anything blown gets hacked off rather than skimmed over, because new plaster over failed plaster cracks.

This stage looks worse before it looks better. On a recent terrace the bedrooms, staircase and kitchen were back to bare plaster and adhesive within days, which is exactly where you want to be before replastering.

Get first fix done before we plaster

If you're having new sockets, lighting, radiators moved, or pipework rerouted, that wants to happen after the strip-out and before the plaster goes on. Chasing cables into a brand new wall means patching it straight away.

We're used to working around electricians, plumbers and joiners, and we'll help you line up the order so nothing gets done twice.

Replastering

Once the walls are back to sound, we replaster or skim room by room. Bonding where the background needs building up, plasterboard where a wall or ceiling is beyond saving, and a finish skim over the top that's ready for paint.

Older stone houses in the Calder Valley sometimes need a more traditional approach on solid walls. We'll tell you where that applies rather than using one system everywhere.

Drying and the mist coat

New plaster has to dry properly before decorating, and a big renovation puts a lot of water into a house at once. We plan the order of rooms around that, use heaters and dehumidifiers where it helps, and only start the mist coat once the plaster is ready for it.

Decorating, room by room

Walls and ceilings, then the woodwork: skirting, architrave, doors, staircases, window boards, boxing and radiators, all prepped and painted so the finish matches across the house. Colour advice is there if you want it, and we're happy to leave rooms in a neutral finish if you'd rather live in the house before choosing colours.

How we quote

Fixed price, not a rough rate

Renovation work is priced after a site visit, room by room, so you can see what each part costs and phase it if you need to. The amount of strip-out, how much plaster needs replacing, ceiling heights, and the level of decorating all feed into the quote. Fixed written price, not an open-ended day rate.

Areas we cover

Full Renovationacross the Calder Valley & West Yorkshire

Most of the renovations we take on are older terraces and stone cottages across Hebden Bridge, Halifax, Mytholmroyd, Sowerby Bridge, Todmorden, Elland, and Brighouse, plus Huddersfield and Bradford on larger jobs. If you're buying a house in the area and want an idea of costs before you commit, we can usually come and look with the agent's permission.

FAQs

Full Renovation: common questions

The ones we get asked most often on full renovation jobs.

  • Can you quote before we've completed on the house?

Yes, with the agent's or vendor's permission. We can come to a viewing and give you an estimate for the strip-out, plastering and decorating, which helps when you're budgeting the move.
  • Can we live in the house while you work?

Often yes, if there are rooms you can keep clear. The strip-out stage is the dustiest, so if you can stay elsewhere for the first part of a whole-house job, it's easier on everyone. We'll talk through what's realistic for your house.
  • Do you remove tiles and wallpaper?

Yes. Stripping paper, removing wall tiles, and hacking off failed plaster are all part of the job. We'll tell you up front if the strip-out uncovers anything that changes the plan.
  • Should the electrics and plumbing be done first?

Yes, the first fix should be done after the strip-out and before plastering. We'll help you line up the order so new walls don't get chased out again.
  • How long does a whole-house renovation take?

It depends on the size of the house, how much plaster needs replacing, and drying time between plaster and paint. We'll give you a realistic programme with the quote once we've seen it.
  • Do you work for landlords?

Yes. Turning round a property between tenancies is a common job for us, and we can coordinate work across more than one property.
